WASHINGTON PROPERTY TAX & EQUALIZATION FAQ

STATUTORY REFERENCE
What is the statutory deadline to appeal property taxes in Washington? +
The resolved statutory filing deadline for Washington is July 1, 2027 (RCW 84.40.038). Initial local reviews are filed with the County Board of Equalization (BOE), with administrative escalation to the Washington State Board of Tax Appeals (WSBTA).
How is residential property assessed in Washington? +
Under Washington law, residential real property is assessed at 100% of fair market value (and commercial property at 100%). Equal and uniform taxation across properties is protected under Wash. Const. art. VII, § 1 ("All taxes shall be uniform upon the same class of property within the territorial limits of the authority levying the tax").
How does Truth-in-Taxation work during Washington county reappraisals? +
Under RCW 84.55.010 (1% annual limit on regular property tax levy increases), when a county completes a reappraisal cycle (Annual physical or statistical revaluation under RCW 84.41.030), the taxing authority must calculate a certified revenue-neutral tax rate so the reappraisal itself does not automatically create an unadvertised windfall tax increase.
