NEW JERSEY PROPERTY TAX & EQUALIZATION FAQ

STATUTORY REFERENCE
What is the statutory deadline to appeal property taxes in New Jersey? +
The resolved statutory filing deadline for New Jersey is April 1, 2027 (or May 1 in municipal revaluation years). Initial local reviews are filed with the County Board of Taxation, with administrative escalation to the Tax Court of New Jersey.
How is residential property assessed in New Jersey? +
Under New Jersey law, residential real property is assessed at 100% of fair market value (and commercial property at 100%). Equal and uniform taxation across properties is protected under N.J. Const. art. VIII, § 1, para. 1 ("Property shall be assessed for taxation under general laws and by uniform rules").
How does Truth-in-Taxation work during New Jersey county reappraisals? +
Under N.J.S.A. 40A:4-45.45 (2% municipal and school property tax levy cap), when a county completes a reappraisal cycle (Annual assessment postcards (Chapter 75) mailed by February 1), the taxing authority must calculate a certified revenue-neutral tax rate so the reappraisal itself does not automatically create an unadvertised windfall tax increase.
